What happens when you reach out

The in-home consultation
For most homeowners, the next step is a no-cost, in-home consultation. We sit down with you, review your notices and your numbers together, and lay out your options on paper. There is never a fee, and we will never ask you to sign anything to access our expertise or help.
If it would help, we will even call your lender with you — to make sure they are offering every solution they should be.
What to have ready
Nothing is required, and we will work with whatever you have. But if you can find these before we meet, we can tell you far more in the first conversation:
- Any letters from your lender — especially anything with the words Notice of Default, Notice of Acceleration, or Notice of Trustee’s Sale. The dates on these determine everything.
- Your most recent mortgage statement, so we can see the actual balance and what is past due versus what is fees.
- Property tax and HOA notices, if any. These can trigger foreclosure on their own, and homeowners are often surprised by that.
- A rough sense of your monthly income and expenses. Not exact numbers — just enough to tell whether a payment plan is realistic, or whether it would fail again in four months.
If you cannot find any of it, call anyway. We can often determine your auction date from public county records in a few minutes.
What we will never do
- We will never charge you a fee. Not for the consultation, not for the paperwork, not at closing.
- We will never tell you to stop talking to your lender. We will call them with you.
- We will never ask you to sign anything to access our help or expertise.
- We will never tell you we can guarantee a result. Anyone who does is not being honest with you.
- We will never pressure you toward the option that pays us. We tell you about the ones that pay us nothing, too.
