Your Lender Can Legally Take Control of Your Home

If you’re behind on payments, your lender can sell your home without your consent — no court, no hearing. They set the price. You get no say, and in most situations you will keep none of the proceeds.

TEXAS MOVES FAST

As few as 41 days from first notice to auction. All it takes is two letters from your lender — if you don’t act, they sell your house at the price they set.

THE FIRST TUESDAY

Foreclosure sales happen the first Tuesday of every month. The sooner you reach out and understand your options, the sooner you take back control.

BUILD A BACKUP PLAN

Foreclosure takes a serious toll on your finances and life. Even if you already have a plan, it’s smart to build a backup with us — so a setback in your current plan doesn’t decide your future for you.

Break the Cycle. Protect your Home. Protect your Future.

The Cycle Is Real

Most homeowners we meet with aren’t calling for the first time. On average, families face foreclosure 4 times before it’s truly resolved — and each time, your credit score and home equity take another hit.

Quick Fixes Don’t Last

A modification fails. A loan falls through. A bankruptcy gets dismissed, or the attorney wants more fees. These only delay the next auction notice — not what caused you to fall behind in the first place.

We Break It for Good

It’s time YOU take back control forever — not just a few more months of breathing room. We provide the expertise for lasting protection of your home, your equity, and your financial future.

Know the real numbers before you decide.

Quick fixes fail more often than anyone tells you. These are the numbers we wish every homeowner saw before signing anything.

49%

of homeowners who got a loan modification since 2022 are already behind again — vs. 12% of all FHA loans

Chapter 13 bankruptcy plans never finish — after $4,000+ in attorney fees, the fees are gone and the foreclosure resumes

Questions we hear most from homeowners

“I’ve talked to my lender about a loan modification — doesn’t that mean I’m fine?”
Not until you’re approved to enter a Trial Period. A modification “in process” doesn’t move your auction date — many homes are lost because the approval doesn’t arrive in time. And 29% of those who do get a modification are 90+ days behind again.
“A family member is going to loan me the money.”
This is the #2 reason we see homes lost. The loan usually covers the missed payments — but not the reason you fell behind. The shortfall often shows up again in a few months, and leaning on family repeatedly strains the relationships that matter most.
“I hired an attorney — they’re handling it.”
An attorney can often delay a sale — but sooner or later the delays run out. By then you’ve paid significant legal fees, and you still owe the full mortgage plus everything that piled up while you were paying the attorney instead of catching up.
“I already filed for bankruptcy.”
Bankruptcy pauses the clock — it doesn’t erase the debt, lower your balance, or remove your obligation to pay. Most Chapter 13 plans don’t reach the finish line. It can buy time. It does not buy a solution, and it always costs more in the long run.
“I don’t want to move — I want to stay in my house.”
Almost no one does. The most important thing right now is staying in control of that decision yourself — not handing it to the lender. Whatever plan you’re counting on, have a backup ready. A backup plan costs nothing; not having one can be devastating.

How to spot a foreclosure rescue scam

Federal regulators warn homeowners about companies that charge upfront fees, guarantee results, tell you to stop talking to your lender, or pressure you into any contract or agreement. Those warnings exist because the scams are real — and people in foreclosure are the #1 target.

Our standing commitments:

No cost in-home consultation. Our expertise costs you nothing.
No guarantees we can’t keep. Anyone who guarantees to stop your foreclosure is lying to you.
We will never tell you to stop talking to your lender — in fact, we’ll call them with you to make sure they’re offering every solution they should be.
We will never ask you to sign anything to access our expertise or help.

What DFW homeowners say

★★★★★

“In November of 2023, we received a Pre-foreclosure notice in the mail. We were in a panic… terrified. Less than 72 hours later, [the team] were in our living room offering a list of viable solutions… like the coastguard throwing life rafts to two drowning men. They were affable, personable, empathetic; and most importantly, they listened.”
